How to report a repair
There are 3 different ways to report a repair to Pine Ridge. Your tenancy agreement will let you know if the repair is your responsibility.

Out of Office Hours EMERGENCIES only:
- Evenings, weekends and bank holidays.
- The contact centre number for out of hours emergency repairs is 0800 335 7835
This line is for residents emergencies only.
Please remember that if you use the emergency service for non-urgent repairs our call centre may refuse to deal with your request, and you will be invited to call our office during office hours.
You may also be charged for repairs that are not within our definition an emergency, or that may relate to damage that has been caused by you or other members of your household.
What is an emergency repair?
Heating, Hot water & Gas
- Total or partial loss of central heating or water between 1st October and 30th April.
- For tenants over 75 years of age and those with children under the age of 5 years old or anyone who is seriously unwell there is no seasonal restriction and repairs can be called in all year.
- Total or partial loss of gas supply and blocked flue to fire or boiler.
Plumbing
- Flooding inside the dwelling (not including slow leaks which are not causing damage)
- Total loss of water supply if within the control of the landlord (tenant to check first if water supply has not been cut off in the street).
- Blocked or leaking foul drain, soil stack, and other blockages not caused by you. (If blockage was/is caused by you, you will be charged for the remedial works).
- Toilet not flushing (And there is no other working toilet in the house)
Electrical
- Any electrical fault causing danger, including loss of lighting to communal stairwells.
- Total loss of electrical power (tenant to check first, that it is not a power cut)
Other Emergency Repairs
- Insecure external doors, windows, or locks (Only if following criminal damage and has been reported to the police you will be asked to provide a crime reference number as proof of this).
- Loose or detached bannister or handrail making stairs or steps unsafe.
- Dangerous structures (e.g., falling masonry and/or roof tiles)
- Water and/or smoke damage following fires or other catastrophic events
